Whether it’s a home, condo, or apartment complex, owning a vacant property presents a wonderful opportunity to earn residual passive income. The income would be residual because it would be come on a regular basis, usually doing the first week of the month; and it would be passive because the property owner wouldn't need to do anything in order to earn a profit. That is, the owner of a vacant property who goes about renting out the property the right way doesn't have to worry about lifting a finger in order to see a profit.
Vacant property owners are faced with two options when it comes time to put a home on the market, they can hire a third party San Jose property management company to handle the management of the property, or they could try to do it on their own.
If they decide to do it on their own, the property owner would be forced to handle every minute detail of property management on their own, from the finding and screening of potential rental applicants to the tracking down of former tenants who depart the property without settling their debts. Unless the owner had some kind of experience in the legal industry, the entire idea of having to represent their own legal interests against current or former tenants is enough to make any property owner feel a bit overwhelmed. There is, however, a second option.
Property owners who partner with a professional management team to manage a vacant property on their behalf can enjoy all the fruits of property ownership without any of the labor. This is because, when they partner with a management team, the property owner gives the team the authority to act as his or her agent for any and all matters relating to the management of the home. It won’t be the owner finding and screening rental applicants, it will be a member of the management team. It won’t be the owner preparing the property for viewings or cleaning up after tenants move out, it will be professional contractors hired by the management team on the owner’s behalf. While the management company handles all the nuances of managing a property, the owner need only sit back and wait for their management team to forward along their profits from the rent each month. Many property owners like to think of partnering with a management team as putting the management of their property on cruise control. While they sit back and enjoy the ride, somebody else ensures the money making machine that is their property generates profits.
In most cases, professional management teams take only a small percentage of rent collected as their fee for acting as the custodians of a property. In other words, hiring a professional management company doesn't cost money unless it makes money - ensuring the owner is in the black as often and as long as possible.
